Nook was born out of frustrations and challenges.

Nook Lettings was founded by Nick Brake and Bryony Spooner because of mutual frustrations they faced in the property sector - Bryony self-managed her own portfolio and Nick used a letting agent for 15 years. They have extensive experience in HMO’s, student lets and back to brick renovations and conversions.

“We strongly believe that the sector needs an overhaul. Landlords that are currently paying for management are not receiving the service or value they deserve. On the other hand, self-managing landlords need to protect themselves from huge compliance changes in the sector as well as reclaim lost hours spent dealing with maintenance, chasing rents and arranging viewings.”

Nick Brake

  • With over 15 years of experience in the Bristol property market, Nick has a wealth of knowledge within the property industry. His investments began with smaller renovations of flats in Bristol, leading to the expansion of his portfolio across the southwest, including complete back-to-brick renovations of large HMOs. Nick’s expertise spans property development, finance, licensing, and investment. His passion lies in leveraging these skills with the help of technology to provide a superior service to landlords, guiding them through every aspect of this role. A father of two, Nick enjoys basketball, travel, and Bristol's culture and green spaces.

Bryony Spooner

  • After 20 years working as a PR and communications specialist delivering campaigns for some of the world's biggest music artists and brands in the entertainment industry, Bryony started to turn her attention to investing in property. She moved to Bristol in 2010 for a better quality of life with her family and has since grown and managed her own portfolio of properties and other investors. This has taught her every nuance of being a self-managed landlord and given her an appreciation for the considerable investment in time it takes to provide sound management. Bryony's passion for Nook is to make a significant step forward, remodelling the way that lettings agents work and creating a new service for a new type of landlord.

  • With 8 years of experience in the letting industry and an ARLA Level 3 qualification, Harley has developed a comprehensive understanding of the business, from property management to her recent role as Business Development Manager at CJ Hole. Known for her attention to detail, she stays ahead of industry changes to provide exceptional service. As a tenant herself, Harley recognises the key role tenants play in the market and is passionate about delivering excellent service to create happy, comfortable homes. A proud dog mum and Bristol enthusiast, she enjoys exploring the city's vibrant food scene.
