Maitenance Reporting

If you're a tenant in one of Nook's managed properties and need to report a maintenance issue, please use the street.co.uk consumer app. This platform allows you to easily report issues and receive real-time updates from Nook, a link would have been sent to you at the start of your tenancy.

If you encounter an emergency outside of our regular working hours, please consider the following:
Emergencies include situations that are dangerous, life-threatening, or could cause serious damage to the property or surrounding areas, such as:
Uncontrollable water leaks
Loss of water supply
Structural damage
Unsafe or uninhabitable conditions
Security breaches

Gas Leaks: If you suspect a gas leak, call the National Gas Emergency Number at 0800 111 999. Follow these guidelines:
Do: Open doors and windows for ventilation. Turn off the gas at the mains tap, usually located near the gas meter. If the leak is in a cellar or basement, evacuate the building.
Don't: Operate any light switches, ignite flames, or use any appliances that may create sparks.
Electrical Issues: If you experience a power outage, first check with neighbours or visit the National Grid to see if there are any reported issues. If no outages are reported, inspect your fuse box for tripped breakers. For further guidance, visit: Checkatrade: No Electricity In The House?
Boiler Problems: Often, boilers simply require a pressure top-up. You can find instructional videos on YouTube.
Water Leaks: For major leaks, locate the mains water stopcock (typically found in the cellar or under the kitchen sink) and turn off the water supply by rotating it clockwise. Drain the system by running taps into sinks. For minor leaks, place a bucket or bowl underneath until our contractor can assist.
Lost Keys/Locked Out: If you lose your keys, you are responsible for obtaining replacements or changing locks if necessary. If possible, ask a housemate for help or contact a locksmith. You may arrange with Nook for key duplication during office hours, but you'll be liable for the cost.
Break-Ins: Ensure your safety first. Call emergency services if a break-in is ongoing, or contact 101 if it has already occurred. Report to the police immediately and obtain a crime reference number for insurance claims. If the property is unsecured, refer to our emergency contact list.
Fire: Call emergency services right away. If the property is unsafe, follow the emergency protocols above.
