Tenancy Charges
At Nook Lettings, we comply fully with the Tenant Fees Act 2019. We do not charge any prohibited fees such as application fees, referencing fees, or check-in fees to tenants. Any fees charged in addition to rent are strictly within the limits of the law and include only those permitted under the Tenant Fees Act.

Description: A refundable deposit to reserve the property (capped at one week's rent).
Amount: Up to 1 week's rent.
When charged: Paid when the tenant expresses serious interest in renting the property.
Refundable?: Yes, unless the tenant pulls out or provides misleading information.

Description: A deposit for potential damages or unpaid rent (capped at five weeks' rent).
Amount: Up to 5 weeks' rent for annual rent under £50,000, or up to 6 weeks' rent if over.
When charged: Paid before the start of the tenancy.
Refundable?: Yes, at the end of the tenancy (minus any deductions for damage or unpaid rent).

Description: Fee for amending the contract upon tenant's request (capped at £50 or reasonable costs).
Amount: £50 or more if justified by reasonable costs.
When charged: If a tenant requests changes (e.g., adding a new tenant to the agreement).

Description: Fee for ending the tenancy early if requested by the tenant.
Amount: Landlord’s reasonable costs in re-letting the property.
When charged: Only if the tenant terminates the tenancy early.

When charged: If the tenant loses keys or security devices during the tenancy.
