Nook was born out of frustrations and challenges.
Nook Lettings was founded by Nick Brake and Bryony Spooner because of mutual frustrations they faced in the property sector - Bryony self-managed her own portfolio and Nick used a letting agent for 15 years. They have extensive experience in HMO’s, student lets and back to brick renovations and conversions.
“We strongly believe that the sector needs an overhaul. Landlords that are currently paying for management are not receiving the service or value they deserve. On the other hand, self-managing landlords need to protect themselves from huge compliance changes in the sector as well as reclaim lost hours spent dealing with maintenance, chasing rents and arranging viewings.”

Nick co-founded Nook to bring a more strategic, investment-led approach to lettings.
With over 15 years in the Bristol property market, he has built and grown a portfolio across the South West — from smaller refurbishments through to large-scale HMO developments. His experience spans acquisition, finance, licensing and long-term asset performance.
At Nook, Nick works closely with landlords on portfolio strategy, investment decisions and business development — helping clients take a longer-term view and get the most from their properties.
Bryony Spooner

Bryony co-founded Nook to create a lettings service that genuinely works for landlords — clear, well-run and built on real experience.
Before Nook, she spent 20 years in PR and communications, leading campaigns for global music artists and brands. She later moved into property, building and managing her own portfolio after relocating to Bristol in 2010.
At Nook, Bryony focuses on the bigger picture — shaping how the business feels, how it communicates, and how clients experience the service. Having been a hands-on landlord herself, she understands the pressure and time involved, and is focused on making sure Nook takes that weight off properly.

Harley leads the lettings side of Nook and is often the first point of contact for landlords.
With over 10 years’ experience across the Bristol market, including roles at CJ Hole, Alexander May and Bristol Residential Lettings, she brings a strong understanding of both the practical and people side of lettings.
At Nook, Harley focuses on getting properties let properly — from pricing and positioning through to tenant selection and communication. She works closely with landlords to make sure everything is handled clearly and proactively from the outset.
As a tenant herself, she also brings a valuable perspective on what good looks like from both sides, shaping how Nook approaches every tenancy.

Emma runs the day-to-day management of Nook’s properties, making sure everything is handled properly once a tenancy is in place.
With over 15 years’ experience in property management, including senior roles at Sarah Kenny Residential Lettings, Zest Property Services and Digs Student Lettings, she has managed large portfolios and led teams across both student and professional markets.
At Nook, Emma is responsible for the ongoing running of properties — maintenance, compliance, tenant issues and landlord communication — ensuring things are dealt with quickly, consistently and without unnecessary stress.
Her approach is calm, organised and solutions-focused, giving landlords and tenants confidence that everything is being looked after as it should be.
