Theo had been managing two Bristol properties himself for several years after a string of disappointing experiences with high-street letting agents.
“I’d used agents before, and they were just dreadful. Things didn’t get done, or when they did, the costs were ridiculous. It felt grubby,” he says.
“After that, I thought it was better to manage everything myself. But then you end up with an ever-growing list of things you need to do, and no time to do them. There’s always that sense of foreboding that something will go wrong.”

When you first came to Nook, what were the main challenges you were facing with your properties?

“I can’t tell you how refreshing it was to deal with people who know what they’re doing and don’t overcharge you for it. They’ve got good people they actually trust, so you’re not paying three times the cost for someone to fix a tap.”
He also noticed a difference in the way problems were approached.

You’ve carried out quite a bit of improvement work since coming on board. Can you talk about that and the difference it’s made?
“Yes, we had quite a big job on one of the properties. There’d been a damp issue in the back room that had gone on for years. I’d had people look at it and every time they said the same thing: ‘You just need to leave the window open.’
“Nick came in and said, ‘No, that’s not right.’ He brought in the right specialist, got proper advice, and actually fixed the problem. It’s been there for 10 or 15 years, and tenants had been complaining - quite rightly. It’s such a weight off my mind knowing it’s finally sorted.”
Damp and condensation are problems many Bristol landlords face, and they’re often misunderstood. Older homes simply weren’t designed for modern living, especially shared properties where several people are cooking, drying clothes, and sleeping in rooms that were once meant for a couple. Instead of playing the blame game between tenants and landlords, Nook focused on diagnosis and prevention, making practical changes that now keep the property dry and healthy.
Alongside that, Nook also helped Theo tackle long-standing roof problems at both of his properties.
“Nick helped identify issues that had clearly been there for years,” Theo explains. “He brought in the right roofer, arranged the scaffolding, and supported me in dealing with the neighbours and block managing agents to get the problem sorted. It wasn’t straightforward, there were shared responsibilities involved, but he helped me navigate it.”
It was the kind of detailed, hands-on property knowledge that most high-street agents simply don’t have.
How has Nook’s management impacted your properties - financially or otherwise?
“Financially, it’s made complete sense. Even after paying their management fee, I’m earning roughly what I was before because the rents have been adjusted to where they should be.
“But the real difference is peace of mind. Before, I was always firefighting. Now, the properties are compliant, the tenants are happy, and if something comes up, I know it’ll be dealt with properly. It’s taken away that constant low-level anxiety of being a landlord.”
If another landlord was considering working with Nook, what would you tell them?
“I’d say do it. Honestly. If you’ve been managing on your own because you think no one can do it as well as you, or because you don’t trust agents, Nook will change your mind.
