I’m Moving Abroad. How Do I Rent Out My Bristol Home Properly?
Moving abroad often happens quickly.
There is the job offer, the school decision, the removals company, the flights, the visas and the goodbyes. Somewhere in the middle of all that, there is your Bristol home.
Do you sell it?
Leave it empty?
Or rent it out?
For most people in this position, the difficult question is not whether the property will attract tenants. A well-presented Bristol home in the right area will usually generate interest.
The bigger concern is this:
How do you rent it out without feeling as though you have lost control of it?
That matters when the property still feels like your home. It might be your first property, a flat in Redland or Clifton, a family home in St Andrews or Bishopston, or a city-centre apartment in BS1 that you hope to return to one day.
You are not simply handing over an investment. You are handing over somewhere that matters to you.
Start with the essentials
Before you leave, make sure the practical foundations are in place.
If you have a mortgage, check that you have permission to let the property. Review your insurance, and if the property is leasehold, check whether you need to notify the freeholder or managing agent.
The property itself also needs to be ready to let.
That usually means checking gas and electrical safety requirements, smoke and carbon monoxide alarms, the Energy Performance Certificate, deposit protection, Right to Rent checks and the correct tenancy documents.
There may also be licensing requirements.
In Bristol, this can depend on the type of property, where it is and how it will be occupied. For example, a shared house in Clifton may require an HMO licence, while a family home in Bishopston may fall within a selective licensing scheme.
A homeowner may have maintained the property carefully for years and still discover that work, documents or permissions are needed before it can legally be rented out.
It is much easier to deal with these things before you move than from another country.
Understand the tax position
UK rental income is still taxable in the UK when you live overseas.
HMRC’s Non-resident Landlords Scheme will normally apply if your usual place of residence is outside the UK. Unless HMRC has approved you to receive your rent without tax deducted, the letting agent will normally need to deduct the relevant tax before paying the balance to you.
You can apply to HMRC for approval to receive the rent without deductions and then deal with your UK tax liability through Self Assessment.

Choose the right tenant, not just the quickest one
When flights are booked and the moving date is approaching, there can be pressure to get the property occupied quickly.
That is understandable, but choosing the right tenant matters even more when you will not be nearby.
Referencing is important, but a report is only part of the picture. Affordability, employment, previous landlord information, communication and whether the tenancy appears sustainable all matter.
If the property has been your home, you will naturally want tenants who will look after it properly.
That does not mean looking for perfect tenants. It means taking enough care to choose the right people rather than simply the applicants who can move in fastest.
Decide how involved you want to be
Some overseas landlords want to approve almost every decision. Others want to know about significant issues but do not want minor repairs and contractor appointments interrupting their working day.
Neither approach is wrong.
The important thing is agreeing it before the tenancy starts.

Have someone sensible nearby
The value of an agent to an overseas landlord goes well beyond collecting rent.
It is having someone in Bristol who can speak to the tenant, arrange access, decide whether a repair is urgent, review a quotation and notice when a small problem needs attention before it becomes more expensive.
It also means being careful about who is sent into your home.
We use contractors we would be comfortable using in our own properties. We consider the quality of their work, their reliability, their pricing and how they behave when entering someone else’s home.
We do not add hidden mark-ups to contractor invoices. If a contractor charges £121.54, you see £121.54.
When you are thousands of miles away, that transparency matters.
