Property management needs two things that do not always come together: enough experience to deal with complicated problems, and enough personal attention to notice the small ones.
That is exactly why Emma Loveland is such an important appointment for Nook.
Emma joined us as Property Manager in April. We did not rush the announcement because she wanted time to get to know the properties, landlords, tenants and the way Nook works before talking about the role publicly.
That felt right. Emma is not someone who needs a big entrance. She would rather understand the problem, find the solution and make sure it has actually been followed through.
The experience behind the calm
Emma brings extensive senior management experience and more than a decade working in Bristol property management.
She has led property-management teams, overseen portfolios of hundreds of homes, managed complex maintenance and compliance issues, handled complaints and deposit disputes, coordinated refurbishment projects and built new departments and processes from the ground up.
That breadth of experience means very little surprises her. More importantly, it means she knows when something needs immediate action, when it needs careful investigation and when everyone simply needs a clear, sensible explanation.
Why personal management matters when every property matters
The landlords Nook is built for are not defined by whether they own one property or a carefully managed portfolio.
Some are keeping a flat in Redland rather than selling it, renting out a former family home near St Andrews, moving overseas and leaving a Bristol property behind, or dealing with a parent’s home for the first time.
Others have several well-run properties and want the same care, judgement and consistency across all of them.
What they have in common is that the properties matter to them, and they do not want to feel like a reference number.
They want someone who knows the property, understands what matters to them and will explain clearly what is happening without making them chase.
Big-agency experience, without the distance
Emma has worked at scale, but what attracted her to Nook was the chance to bring that experience into a local, knowledgeable agency where the service remains genuinely personal.
At Nook, Emma is not simply overseeing a department from a distance. She runs the day-to-day management of our properties and is directly involved in maintenance, compliance, tenant matters and landlord communication.
She gets to know the property and the people around it. That might mean reassuring an accidental landlord who has never rented out a home before, speaking to a tenant about a repair, or explaining the position clearly to a parent acting as guarantor.

Of course, more than a decade in Bristol property also comes with contacts.
That is where our little black book idea came from.
The joke is that Emma knows almost everyone worth knowing. The more important point is that she knows who can be trusted.
A list of telephone numbers is easy to collect. Knowing who will answer, who will turn up, who charges fairly, who communicates properly and who you would be comfortable sending into somebody’s home takes years.
That judgement is a valuable part of good property management, particularly for a landlord who is busy, lives elsewhere or simply does not want every repair to become their second job.
Serious experience, still human
Emma is calm, organised and solutions-focused, but she is not remotely corporate.
She also has exactly the right sense of humour for the Nook office. That helps, because property management can move from a quiet morning to a broken boiler and a lost key remarkably quickly.
The work is serious. The people doing it do not need to take themselves too seriously.
